MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JUNE 11, 2025 <br /> Mr. Reidy made a motion that the Board accept the withdrawal of the variance <br /> application for 24 Seconsett Point Road without prejudice. Ms. Sangeleer second. All <br /> were in favor. <br /> 291 Monomoscoy Road: Owner, Jacques N. Morin, Trustee, 291 Monomoscoy <br /> Realty Trust requests a Variance under §174-33 (Setback to wetlands) of the Zoning <br /> Bylaws to allow for construction of a 1,370 sq. ft. single-family dwelling on property <br /> located in an R-3 Zoning District, Map 120, Parcel 94, Mashpee, MA <br /> Mr. Goldstein read a letter from Attorney Wall requesting a continuance of the <br /> application referencing the memo dated June 9, 2025 from the Building <br /> Commissioner; the referenced memo was read into the record as well. <br /> Mr. Morris mentioned that this project was approved by Conservation a month ago, <br /> and then the Attorney submitted revised plans this past Monday for the Zoning. <br /> Chairman Bonvie understood, and the applicant is allowed to continue the hearing. <br /> He asked for a motion to accept the continuance until August 13, 2025. Mr. Furbush <br /> so moved. Mr. Blaisdell second. All were in favor. <br /> 222 Fells Pond Road Owners, Brian J. and Dorie L. Kilduff request a Written <br /> Finding under §174-17 and §174-33 of the Zoning Bylaws to allow for alteration of <br /> an existing rear deck, and addition of the front deck to a pre-existing nonconforming <br /> single-family dwelling on property located in an R-3 Zoning District, Map 116, Parcel <br /> 26, Mashpee, MA <br /> Mr. Geoff Bright, with Synergy Home Improvement represented the homeowners for <br /> the Written Finding request. Mr. Bright stated that the homeowners are requesting <br /> to expand the living area, and primary bathroom space. He provided the Board with <br /> the site and building plans for the project. He said that the nonconforming section <br /> of the left rear corner is not changing. There is an existing deck that will be enclosed <br /> to create a room at the same dimensions, and in the front right area of the home <br /> there is a similar addition proposed and will slightly increasing the building lot <br /> coverage by 1.3%, and is still under the 20% requirement. The project was approved <br /> by the Conservation Commission and was conditioned with extensive mitigation. <br /> 3 <br />
