MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JUNE 11, 2025 <br /> Mr. Reidy read the Conservation Department comments dated June 11, 2025 into <br /> the record: Resource Areas: Coastal bank, buffer to coastal bank, buffer to bordering <br /> vegetated wetland (BVW), and LSCSF, NOI application received unanimous approval <br /> due to mitigation plantings on coastal bank and buffer zone to coastal bank, relocation <br /> of shed off of edge of coastal bank, and drywell installation to control roof runoff. <br /> Conditions for approval are switching of mitigation planting of Carolina rose to clethra <br /> and three year mitigation and monitoring contract with a qualified horticulturist. <br /> Mr. Ganzenmuller read the Board of Health comments dated June 11, 2025 into the <br /> record: No increase in bedrooms, house to remain 3 bedroom, Title 5 <br /> Inspection needed for changed in footprint. <br /> Mr. Furbush asked if the lot is in the wetlands. Mr. Bright said; no. <br /> Mr. Bonvie asked what the current closest dimension setback was from the <br /> wetlands. Mr. Bright said; 16 ft. The Board asked what exists and what setback <br /> relief is being requested from the wetlands. <br /> The Board had a discussion and could not locate the dimensions on the site plan. <br /> Mr. Goldstein believes that the project will be within the same footprint. Mr. Morris <br /> agreed. The plan said that there's no changes. <br /> The Board wanted confirmation of the dimensions. Mr. Morris read the relief <br /> required would be from the proposed rear deck. Mr. Goldstein confirmed that the <br /> proposed changes are within the same footprint which is not changing the setbacks, <br /> but will slightly increase the lot coverage percentage. <br /> The Board confirmed that the site plan was to their satisfaction. Mr. Goldstein <br /> questioned that the extra room in the basement located on the building plan should <br /> have a 5 ft. cased opening to eliminate a fourth bedroom. The Health Agent stated <br /> in his comments that the house should remain a three bedroom. <br /> Mr. Morris noticed a note on plan that the existing shed "to be relocated". Mr. Bright <br /> said that during the meeting with Conservation, the Commission requested the shed <br /> be moved out of the coastal bank. <br /> Mr. Morris also mentioned that the plan has a notation to "request after the fact <br /> approval for the installed iron fence, and a stockade fence". Mr. Morris recommended <br /> that the Board does not approve or disapprove of that notation. <br /> 4 <br />
