MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JULY 9, 2025 <br /> Attorney Kirrane suggested that the Board could condition that the revised plan <br /> be submitted with the specific revisions conditioned and approved by Concom <br /> of the lawn area, and the septic system being reduced to four bedrooms and <br /> approved by the Chair. <br /> Mr. Bonvie agreed to work with the applicant because the Board is on a tight <br /> schedule. Mr. Brad had one revised copy with the revised date and provided <br /> that plan to the Board at the meeting. <br /> Mr. Bonvie was impressed with the storm water calculations and asked Mr. <br /> Brad what his calculations were based on. Mr. Brad said that his calculations <br /> were based on a 10-year storm. He used the NOA method and hydro cad. <br /> Mr. Bonvie wanted to confirm that the lot coverage is 11%. Mr. Brad stated; <br /> yes. <br /> Mr. Furbush asked what the height of the proposed house will be. Mr. Brad <br /> said; 34.9 based on the existing average grade. The house will be brought up <br /> approximately 4 ft. to become flood zone compliant and meets the separation of <br /> the 100-year flood elevation, and with the attached garage is set down slightly <br /> so that the front yard doesn't fill up, and once the final grade is constructed it <br /> will not look like a 32 ft. high structure at a 10 ft. elevation. <br /> Mr. Morris will require an elevation certificate and a stamped letter from the <br /> engineer for the height. <br /> Mr. Bonvie asked for a motion to close the public hearing. Mr. Furbush so <br /> moved. Mr. Ganzenmuller second. All were in favor. <br /> Mr. Reidy made a motion that the Board issue a Special Permit for 389 <br /> Monomoscoy Road with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a <br /> Special Permit under Mass General Law 40A Section 9. <br /> 2. Plot Plan - 389 Monomoscoy Road, Prepared for Kim Sieurin, Scale: 1" _ <br /> 20', Date: May 21, 2025, Revised: June 19, 2025, Prepared by JC <br /> Engineering, Inc.
