Town of Mashpee <br /> 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> �ra�ay <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JULY 9, 2025 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, July <br /> 9, 2025, at 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great <br /> Neck Road North. Chairman, Ronald Bonvie, Board Members Jonathan D. <br /> Furbush, William A. Blaisdell, Sharon Sangeleer, and Associate Members, <br /> George Ganzenmuller and Charles Reidy were present. Building Commissioner, <br /> David Morris was also present. <br /> Chairman Bonvie opened the meeting at 6:00 pm and announced that the <br /> hearings were being televised live on Mashpee TV. He will take comments after <br /> each hearing. <br /> NEW HEARINGS <br /> 119 Daniels Island Road <br /> Mr. Nick Galanis, Vice President of New Seabury Homes presented the Written <br /> Finding petition filing under Section 174-17, and for clarification of the New <br /> Seabury Special Permit. This lot has been an ongoing nonconforming lot under <br /> the current zoning conditions. This clarification was discussed with David <br /> Morris, Building Commissioner who agrees that the proposed extension of the <br /> nonconforming use is not subsequently more detrimental than the existing <br /> nonconforming use to the neighborhood and there is adequate land for <br /> sufficient parking and setbacks. <br /> Mr. Morris had originally submitted this petition to the Board as a Variance, <br /> but after research and discussions with Town Counsel discovered that under <br /> zoning should be presented as a Written Finding. He submitted a letter to the <br /> Board (May 8, 2025). This is not a Variance because of the New Seabury Special <br /> Permit, and that the setbacks of the subject lot already has setbacks to <br /> wetlands that are pre-existing. The only reason this petition is being presented <br /> is for the setbacks to wetlands under a Written Finding. Other zoning aspects <br /> are not jurisdictional to the Board. <br /> 1 <br />
