MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JULY 9, 2025 <br /> Mr. Ganzenmuller read the Board of Health comments into the record. "House <br /> plans show 5 bedroom, septic is designed for 6 bedroom with IA technology. No <br /> Comments <br /> Conservation Department comments were read into the record "Resource Areas: <br /> LSCSF, buffer zone to BVW, buffer zone to Salt Marsh, & buffer zone to Coastal <br /> Bank. Notice of Intent application was approved with a vote of 4:1 due to overall <br /> reduced disturbance to naturally vegetated areas, flood compliant foundation, IA <br /> septic system install, SWM installation, and native plantings/rain garden install <br /> with the following conditions. Change driveway to pervious pavers, minor plan <br /> revisions, and three year mitigation/monitoring contract with a qualified <br /> professional." <br /> Mr. Morris' letter dated May 8, 2025 to the Board was read into the record. <br /> Mr. Reidy read an abutter letter into the record, and a letter from Nick Galanis <br /> responding to the abutter. <br /> Chairman Bonvie asked Mr. Galanis if the height of the proposed house will <br /> conform to current local zoning requirements. Mr. Galanis stated; yes, close to <br /> 35 ft. of the average existing grade. Mr. Bonvie also wanted clarification if the <br /> new building will be flood compliant. <br /> Mr. Morris stated that the house will be built to current building code <br /> standards. <br /> Mr. Bonvie and the Board confirmed that the Variance request was withdrawn <br /> at the last meeting on May 14, 2025. <br /> There were no comments from the audience. There were no more comments <br /> from the Board or Mr. Morris. <br /> Mr. Bonvie asked for a motion to close the public hearing. Mr. Furbush so <br /> moved. Ms. Sangeleer second. All were in favor. <br /> Mr. Reidy made a motion that the Board approve the Written Finding for 119 <br /> Daniels Island Road with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a <br /> Written Finding under Mass General Law 40A Section 6. <br /> 2 <br />
