<br />Select Board <br />Minutes <br />July 28,2025 <br /> <br />Chair Wyman-Colombo opened the discussion by clarifying public confusion <br />regarding development projects in Mashpee. Wyman-Colombo emphasized that the <br />current site work visible in the area relates to a previously permitted project, not the <br />proposed "On Commons" 40B development, which is a separate project located at the <br />corner of Route 28 and Job's Fishing Road. While "On Commons" seeks to utilize the <br />Mashpee Commons wastewater facility, it is otherwise unrelated. Wyman-Colombo <br />explained that under the Chapter 40B process, the Select Board does not approve or deny <br />the project but is responsible for submitting a letter of local concerns to Mass Housing, <br />which makes the determination. <br />Board members reviewed the draft letter prepared by sta?, summarizing <br />departmental concerns. Selectman Cotton expressed that while the letter was <br />comprehensive, he hoped for more focused attention on safety concerns, including <br />clarification from the Fire Chief about ladder access and emergency response. Town <br />Manager Rodney Collins confirmed that the Fire Chief’s safety concerns remain unchanged <br />and are reflected in the letter. <br />Selectwoman Kelley-Wilson reiterated that the Board’s role is to communicate <br />concerns—not approve or deny the project—due to the structure of the 40B process. <br />Selectman Weeden praised the letter for being thorough, balanced, and well- <br />structured, noting it captures the essence of many departmental and committee concerns. <br />He supported the inclusion of committee comments as an addendum to ensure <br />transparency and provide substantive context. Selectwoman Kelley-Wilson supported this <br />approach, noting that including factual information submitted by the public paints a more <br />complete picture. <br />The Board agreed to make minor edits for clarity and emphasis, including bolding <br />the term “in perpetuity” in reference to a?ordable housing. <br />Motion made by Selectman Weeden to recommend and approve letter with suggested <br />edits as drafted regarding Local Comments on Application for Project Eligibility Letter, <br />On Commons LLC, Lot 14 Jobs Fishing Road, Mashpee <br />Motion seconded by Selectman Richardson. <br />Vote: 5-0. Unanimous <br />Roll Call Vote <br />Selectwoman Wyman-Colombo-yes <br /> <br />
