MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JULY 23, 2025 <br /> Mr. Furbush asked if the height of the house was increasing. Mr. Kirrane said <br /> no, it is not in a flood zone, and the height of the house is 16 ft. and will not be <br /> increasing. <br /> Ms. Sangeleer asked for audience comments. There were none. She asked for a <br /> motion to close the public hearing. <br /> Mr. Reidy made a motion to close the public hearing. Mr. Ganzenmuller second. <br /> All were in favor. <br /> Mr. Reidy made a motion that the Board issue a Written Finding for 29 Jeep <br /> Place with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a <br /> Written Finding under Mass General Law 40A Section 6. <br /> 2. Site Plan - 29 Jeep Place, Date: June 3, 2025, Scale: 1" = 20', Prepared by: <br /> Bay Colony Group, Inc. Stamped and signed by: Richard Leslie, <br /> Professional Land Surveyor, No.:38384. <br /> 3. Conditioned on all Town Department comments read into the record <br /> including but not limited to the Conservation Department and Board of <br /> Health. <br /> 4. Any changes to the plans will require the applicant to return to this Board. <br /> S. The Board finds under §174-17 that the proposed project is not <br /> substantially more detrimental than the pre-existing, nonconforming <br /> structure or use to either the Town or the neighborhood. <br /> Mr. Furbush second. All were in favor. <br /> 25 Monahansett Road: Owners, David J. and Dianne C. Bazarian, Trustees <br /> request a Special Permit under §174-17 and §174-17.1 of the Zoning Bylaws to <br /> raze a three bedroom pre-existing nonconforming dwelling, and replace it with a <br /> new three bedroom dwelling on the existing foundation on property located in <br /> the R-3 and Popponesset Overlay Districts, Map 123, Parcel 107, Mashpee, MA. <br /> Sitting on this hearing are the four regular Board members and Mr. Reidy. <br /> 3 <br />
