It was confirmed that there will be no increase <br /> <br /> <br /> in number of bedrooms. Mr. Garulay confirmed that there will be a second floor added on but <br /> <br /> basement will be removed. Mr. Colombo inquired about what type of foundation is proposed. Mr. <br /> <br /> <br /> Garulay confirmed it will be a concrete slab with flood vents. Mr. Colombo mentioned that <br /> <br /> current Regulation 25 prohibits concrete walls within 150 feet of a coastal A zone and the <br /> <br /> <br /> foundation is considered a form of vertical wall. Mr. Colombo recommended that the home <br /> <br /> be built upon pilings. <br /> <br /> <br /> Additional conversation ensued on this topic. Mr. Colombo inquired about the current building <br /> <br /> code regarding the home foundation. Mr. Colombo inquired about the retaining wall for the septic component <br /> <br /> <br /> and overall footprint thereof. Applicant representatives clarified the actual retaining wall <br /> <br /> footprint. Mr.Sahl asked about drywells being proposed and the representatives called them out on the plan. <br /> <br /> <br /> Mrs Pitt expressed concerns about timing of this project commencing construction and other <br /> <br /> nearby previously approved projects. Additional conversation ensued on the topic of the elevated SAS system <br /> <br /> <br /> and separation from groundwater and overall design concept of proposed new home as it pertains <br /> <br /> to flood zone resilience. Mr. Cook expressed concerns about height of retaining wall and need for a fence. Mr. <br /> <br /> <br /> Garulay clarified that planting beds around the wall would obviate the need for a fence. <br /> <br /> Mr.Cook asked for agent comments. Agent Kent provided comments and reiterated where more <br /> <br /> <br /> information is needed. Mrs Thornbrugh mentioned that having a flood zone resilient home does <br /> <br /> not fully justify compelling need for a new home and that the applicant should try to reduce the <br /> <br /> <br /> interior living space to reduce impact to the resource area. Mrs. Thornbrugh motioned for a <br /> <br />th <br /> continuance to September 4, 2025. Motion seconded by Mr. Sahl.
