Bldg. G is a proposed restaurant with 44 <br /> seats, 2,396 sq. ft. <br /> Attorney Eliza Cox represented the applicant.Also presentwas Karen Johnson, Managerof <br /> South Cape Village Shopping Center, John LaValle with Baxter Nye Engineering,and Tom <br /> Scott, Architect. The area is a 25-acre property that has several permits underthe existing <br /> Planning Board Special Permit that was authorized in 2001 and is still valid. There are <br /> currently seven buildings known as A through H, and the building that is missing is Building <br /> G. <br /> The pad area thatwill be developed is located at the corner of Rte. 28 and Charles St. The <br /> pad area was originally permitted for a 10,000 sq. ft. building, and overthe years the property <br /> owner decided to decrease the pad size. In 2017, it was permitted for the Home Goods <br /> business to be 5,996 sq. ft., and in Sept. of 2021 to again sh rink the size of the area to 4,860 <br /> sq. ft. for two tenants but it was never constructed. This application will include a modification <br /> from the Planning Board scheduled for May 21, 2025. <br /> Mr. Furbush asked if this is the eighth building to be constructed. Ms. Cox said yes, this is the <br /> last building to be constructed. <br /> Mr. Morris mentioned that the Design Review Committee reviews the appearance of the <br /> building and the signage. <br /> Mr. LaValle provided the Committee with the building design and color plans. He said that <br /> this building is a lot smallerthan the original proposed building,and will be a darker orange <br /> color. The landscape design will have more green space with shrubs and trees. On the west <br /> side there will be pear trees every 30 ft. with proposed plantings along Charles Street and a <br /> screened in dumpster area, that will be landscaped. The parking layout has a handicapped <br /> accessible area in front, with a couple of take-out parking spaces. There are existing <br /> mechanicals for electrical and gas services. There is an existing drainage system, but was <br /> re-designed to accommodate any roof water runoff with a new underground infiltration <br /> system. <br /> Mr. Furbush asked for the lighting plan. Mr. LaValle said there are existing lamp posts along <br /> Charles St, and there are two in the side walk right now, and will be replaced in front of the <br /> new building. <br /> Mr. Furbush asked about the parking arrangement. <br /> Ms. Johnson said that the site was recently upgraded with new LED lighting. Ms. Johnson <br /> said that the parking for the entire shopping area has 781 and 619 spaces are required. The <br /> 2 <br />
