Town of Mashpee <br /> 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> Minutes of Meeting of <br /> Design Review Committee <br /> Tuesday, June 3, 2025 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Design Review Committee Members Present: <br /> Dave Morris, Building Commissioner <br /> Sharon Sangeleer, Vice Chair, Zoning Board of Appeals <br /> Karen Faulkner, Planning Board Member <br /> Carolyn Szarlan, Landscape Design Associate <br /> Dave called the meeting to order at 8:30 am. <br /> NEW HEARINGS <br /> 8:30 am Project Address: 647 Falmouth Road/9 Shell back Way <br /> Business name: Shellback Development, LLC <br /> Owner/Agent: Mark Bogosian <br /> Arch itect/Engineer: Longfellow Design Build <br /> Request: Development of a new, 13,229 sq. ft., one-story building on an <br /> undeveloped butpreviously disturbed 3.97 acre site for use as a "specialty <br /> grocery store" <br /> Two signs currently proposed: 1) 77 sq. ft., 2) 40 sq. ft. <br /> Presentwas Mark Dibbwith Cape & Islands,and Mark Bogosian with Longfellow Design <br /> Build and ownerof the site. Mr. Dibb presented the proposed grocery store plans and the <br /> site location that will be between the two banks (add name here) on Rte. 28 across from <br /> Roche Brothers. <br /> Mr. Bogosian stated thatthe one-story building has modest architectural features. He has <br /> been working with the Cape Cod Commission over the past four years discussing the <br /> building site and specific requirements that will benefit the public sector, such as <br /> handicapped accessibility, parking, bike racks, public transportation, lighting, and <br /> landscaping. <br /> i <br />
