Minutes of Meeting of <br /> Design Review Committee <br /> Tuesday, June 3, 2025 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Mr. Morris asked for an explanation of the actual proposed building location and design. <br /> Mr. Bogosian saidthatthe buildingwill havethe required amountof egress. He mentioned <br /> that there have been several traffic studies performed over the past two years and all <br /> discussions have been addressed. There is a right turn only vehicular feature to enter <br /> and exit onto Rte. 28. <br /> Ms. Faulknerwanted to confirm the actual fagade locations of the proposed building. Mr. <br /> Bogosian referred to the site plan of the building.The rear of the building will be facing <br /> Rte. 28 and will be provide access for delivery trucks, and will be screened by natural <br /> vegetation. <br /> Mr. Morris asked for the sign locations. Mr. Dibb said there will be a free-standing sign <br /> located on Rte. 28, and at the entrance to the parking lot. Mr. Morris liked the design of <br /> the pedestrian access. <br /> Ms. Sangeleerasked what material the building will be comprised of. Mr. Bogosian said <br /> that there will be natural color cedar shakes, and clapboard. <br /> Mr. Morris mentioned the requirements thatare listed in the bylawsforthe Design Review <br /> Committee. <br /> Ms. Carolyn wanted to review the details of the landscape design plan. <br /> Ms. Sangeleer mentioned that the signage that was submitted with the submittal is not <br /> what she expected. Mr. Morris asked the members if the applicantshould return to the <br /> Committee with the actual design of the signage. Ms. Sangeleer and Ms. Faulkner <br /> agreed. <br /> Mr. Bogosian mentioned that histenantdid notwantto disclosethe name untilthe project <br /> is approved. He agreed to return to the Committee with the actual signage. <br /> Ms. Faulkner mentioned that she had a discussion with the former Town Planner who <br /> was underthe impression thatthe site was part of an original subdivision, and thata curb <br /> cut was not allowed onto Falmouth Road. <br /> Mr. Bogosian said that he has owned the property for two years, and was not told that. <br /> Mr. Morris mentioned that a curb cut would have to be permitted by the State. Ms. <br /> Faulkner asked irrespective of the subdivision plan. Mr. Morris was not aware of that. <br /> 2 <br />
