Minutes of Meeting of
Design Review Committee
Tuesday, June 3, 2025
Mashpee Town Hall Waquoit Meeting Room
Ms. Faulkner asked the applicant if the State researches the curb cut situation of the
subdivision plan, and will be contingent upon approval of thatcurb cut. Mr. Bogosian said
that he believesthat was done over the past two years. This will be presented at the Cape
Cod Commission meeting.
Ms. Faulknerwanted clarification of approval by the building inspector regarding the front
fagade of the proposed building, and if the rear of the building facing Rte.28 is the actual
front fagade. Mr. Bogosian said he welcomes any suggestions. The rear part of the
building that faces Rte. 28 does nothave an entrance, butwill be screened with trees and
other vegetation, and meets the zoning setbacks. The entrance to the buildingwill have
the glass windows and doorfeatures thatwill be within the character of the area.
Ms. Sangeleerwanted to confirm thatthere are three signs attached to the building. Mr.
Bogosian said thatthe signs referenced in the application are the two freestanding signs.
There will be a sign on the front of the building, a sign on the fagade facing Shellback,
and a sign facing the Credit Union building. Mr. Bogosian will provide the detail of the
signs at a future meeting. The Credit Union building has enough landscape to provide
screening of the proposed building sign facing that area.
Ms. Szarlan had no issues with the landscape design.
Mr. Morris asked for a motion.
Ms. Sangeleermade a motion that the Committee recommend the building design, and
agrees with the concept of the signage but would like the applicantto return to a future
meeting that includes the proposed three signs on the building, and the two free-standing
signs at the entrances.
Discussion
Mr. Bogosian asked for clarification of the motion; that a continued meeting is required
for the signage contingent u pon public knowledge and approval. Mr. Morris said; correct.
The only reason for another meeting is only for the signage.
Ms. Sangeleerwants to see the future signage dimensions, the colors, the typeface, and
material for all the proposed signs.
Ms. Szarlan second.
