Town of Mashpee <br /> 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> �fi �Ydmuw���4. <br /> Minutes of Meeting of <br /> Plan Review Committee <br /> Tuesday, June 3, 2025 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Plan Review Committee Members Present: <br /> Dave Morris, Building Commissioner <br /> Zack Seabury, Health Agent <br /> Drew McManus, Conservation Agent <br /> Catherine Laurent, DPW Director <br /> Joseph Peltier, Fire Chief <br /> Brian Tobin, Town Planner <br /> Dave called the meeting to order at 9:00 am. <br /> NEW HEARINGS <br /> 9:00 am Protect Address: 647 Falmouth Road/9 Shell back Way <br /> Business name: Shellback Development, LLC <br /> Owner/Agent: Mark Bogosian <br /> Arch itect/Engineer: Longfellow Design Build <br /> Request: Development of a new, 13,229 sq. ft., one-story single use <br /> building on an undeveloped but previously disturbed 3.97 acre site for use <br /> as a "specialty grocery store" with loading area, recycling/trash area and <br /> parking lot. <br /> Mark Dibb with Cape & Islands Engineering,and Mr. Bogosian, Owner of the property <br /> presented the proposed grocery store application.This project has been in the approval <br /> process since2021.The concept plans have been in existence since2022. Thishas been <br /> presented to the Cape Cod Commission along with the team of project landscape design <br /> consultants and engineers. <br /> Some of the aspects that have been discussed are the entrance on Shellback Way, and <br /> Rte. 28, as well as the layout of the building and parking. Mr. Bogosian said that project <br /> exceeds the parking space requirements,and will be ADA compliant.The design concept <br /> includes the required flow of traffic and pedestrian accessibility of the site. There will be <br /> down lighting throughout the parking lot area. The building meets the setback <br /> requirements, and will have the fire safety and sprinkler system equipment installation. <br /> The landscape design has existing vegetation, as well as additional plantings along the <br /> property line to screen the adjacent buildings. <br /> I <br />
