Chairman, Ronald Bonvie, Board Members Jonathan <br /> D. Furbush, William A. Blaisdell, Scott Goldstein, Sharon Sangeleer, and <br /> Associate Members, George Ganzenmuller, Charles Reidy, and Robert Caggiano <br /> were present. Building Commissioner, David Morris was also present. <br /> Chairman Bonvie opened the meeting at 6:00 pm and announced that the <br /> hearings were being televised live on Mashpee TV. He will take comments after <br /> each hearing. <br /> CONTINUED HEARINGS <br /> 45 Hooppole Road: Owner, Carlos Hanzi requests a Special Permit under §174- <br /> 17.1 of the Zoning Bylaws to raze and replace a single-family residential <br /> structure with a new single-family residential structure on property located in <br /> an R-5 Zoning District, and Groundwater Protection District, Map 64, Parcel 19, <br /> Mashpee, MA. (Continued from June 11, 2025 hearings at the request of <br /> the Attorney). <br /> The applicant submitted a letter dated August 8, 2025 requesting a withdrawal <br /> without prejudice. The Board voted and accepted the withdrawal without <br /> prejudice. <br /> NEW HEARINGS <br /> 45 Manitoba Road: Owner, Chase Anders Vajcovec and Jessica Lyn Vajcovec <br /> request a Written Finding under §174-17 and §174-33 of the Zoning Bylaws to <br /> allow for construction of a 240 sq. ft. addition replacing an existing deck on <br /> property located in an R-3 Zoning District, Map 125, Parcel 81, Mashpee, MA. <br /> Steve Cook from Cotuit Bay Design represented the Vajocovec family requesting <br /> a petition for a Written Finding. The project involves adding a new rear addition, <br /> a side addition, and rebuilding the front deck. It's a pre-existing non-conforming <br /> house located in an AE flood zone at elevation (11) eleven. All construction will <br /> be flood zone compliant. Both additions will meet zoning setbacks. The lot <br /> coverage is existing at 13.8% and will increase to 18.7% which is under the 20% <br /> requirement. <br /> 1 <br />
