MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> AUGUST 13, 2025 <br /> Mr. Goldstein asked Mr. Morris if the new FEMA rules affect a full remodel if the <br /> house is at elevation 11.7 ft. <br /> Mr. Morris said No, it's a substantial improvement; it might have major <br /> implications on the house. The house might have to be raised up. It's not a zoning <br /> issue, it's a building code issue. <br /> Mr. Bonvie suggested to Attorney Kirrane to have a conversation with the Owner <br /> because the improvement may be above 50% of the value of the home. <br /> There were no comments from the audience. There were no further comments <br /> from the Board. <br /> Mr. Bonvie asked for a motion to close the public hearing. Mr. Furbush so moved. <br /> Ms. Sangeleer second. All were in favor. <br /> Mr. Bonvie asked for a motion for the application. <br /> Mr. Reidy made a motion that the Board issue a Written Finding to Owner, <br /> Edward J. Farley under §174-17 of the Zoning Bylaws to allow for construction <br /> of a second floor addition to the existing house, a deck to the easterly side of the <br /> existing house, add a roof over the stoop at the front of the existing house, and <br /> a detached garage with an (ADU) Accessory Dwelling Unit above with the <br /> following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a <br /> Written Finding under Mass General Law 40A Section 6. <br /> 2. Site Plan - Prepared for: Edward J. Farley, 8 Nehoiden Rd, Mashpee, MA. <br /> Sheet No. 1 of 1, Date: May 8, 2025, Revised: 7/ 11/25: Revise Drywell <br /> Design.
