Select Board
August 25,2025
Minutes
could negatively affect natural life in the area and urged the town to postpone the warrant
article until more information is provided and greater public engagementtakes place.
Arden RussellofSturgis Lane, who lives juststeps away from Mashpee-WakebyLake, voiced
deep concern aboutthe proposed project. She questioned whether the town is attempting
to solve one problem—water quality—bycreating anotherthrough development. While there
has been frequent mention that only a smallportion of land will be used, Russell pointed out
that the Select Boardvoted to release the full26-acre parcel at 0 Gunters Lanefor sewering
purposes. She urged the town to postpone the warrant article to allow for further review,
transparency, and community input.
Irene Checkovich of Sunset Strip spoke in opposition to the proposed Mashpee-Wakeby
cluster system, raising concerns aboutthe project's timing, the location chosen, and what
she described as a lack of transparencyin the process. She emphasized that there are many
valid reasons to question or oppose the proposed plan and asked that opponents' motives
not be misrepresented. Checkovich concluded by acknowledging that it is reasonable for
residents to be divided on the issue and called for mutual respect, recognizing that all sides
are ultimately fighting forwhatthey believe is right forthe community.
Rich Read of 23 Gunters Lane expressed his full support for the concerns raised by his
neighbors. He shared that he only recently became aware of the proposed project and
emphasized that, while he strongly supports clean water initiatives, he does not want the
sewer system installed in his ownyard. Read raised practical concerns aboutthe logistics of
construction, particularly questioning where trucks and equipment would be staged during
the project. He urged the town to remove the warrant article from the upcoming October
ballot and called for the community to work together to develop a clean water and sewer
solution that is agreeable to all.
Kevin Schofield of Gunters Lane expressed continued concerns regardingthe handlingofthe
proposed project and the town's approach to open space preservation. He expressed
frustration overthe ongoing process.Schofield referenced the town zoning bylaws related to
open space requirements, questioning how something permanent can have an expiration
date. He warned residents that just because land is posted as conservation does not
guarantee its protection, leading to a lack of trust in the town's words, bylaws, and signage.
He concluded by emphasizingthat the land remains undisturbed for now, but residents are
Left uncertain about what they can truly trust moving forward.
Colleen Schofield of Gunters Lane expressed frustration and disappointmentthat the town
never followed through with forma llyprotecting this land as conservation, and now it is being
4
