7 Town of Mashpee Conservation Commission
16 Great Neck Road North
Mashpee, MA 02649
w$XJI:YYF.µ'1
concern about how the leaching field would function if submerged under three feet of water. Mr. Isardi
replied that because the leaching field is constructed of open stone and components, it would not be
subject to buoyancy forces and would continue to function even in saturated conditions.
• Mr. Colombo also raised concerns about potential impacts to overhanging trees from construction of
the garage. Mr. Isardi stated that only one limb from a neighboring tree might need to be removed, and
the applicant intended to coordinate with the abutter. No tree removals were proposed.
• Chair Cook then asked whether the pump chamber and tank could be relocated elsewhere on the lot.
Mr. Isardi responded that given the existing plumbing layout, moving the units would require ripping
up the house foundation and was not feasible.
• Commissioners questioned whether the septic tank and pump chamber could be relocated to a different
section of the property. The applicant's engineer explained that the existing wastewater line exits at
the rear left corner of the house, making relocation infeasible without deeper excavation into
groundwater. The site has a full slab foundation, not a crawl space, which further limits options.
Attempting to reroute plumbing to the front of the house would compromise groundwater separation,
undermining one of the project's improvements.
• Commissioners accepted this explanation, noting that while alternatives were explored, the proposed
placement remains the most practical solution.
• There was support of the project, and it was emphasized that the upgrade to an I/A septic system and
removal of the outdated Title V system represented a significant improvement for water quality. He
noted that mitigation planting and the absence of tree removal within jurisdictional areas also
strengthened the application. Despite the complex flood zone issues, he concluded that the project was
well designed and overall beneficial to resource areas.
MOTION: To close an issue for 42 Seconset Island Road DEP #43-
3361)
Motion bv: Sandi Godfrey Seconded bv: Sarah Thornbrugh
Vote: Motion passed.
Ave: 3 (Steve Cook, Sarah Thornbrugh, Sandi Godfrey)
Nay: 1 (Paul Colombo)
Page 12
