Town of Mashpee Conservation Commission <br /> 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> NOI 9 Tuspaquin Road, Mario & Gina Recupero. Proposed installation of sunroom over <br /> Existing deck(Representative: Wet Tech Land Design) 43- <br /> 3366 <br /> • Represented by Mike Cannadier of Wet Tech Land Design. Mr. Cannadier explained that this was <br /> his second appearance before the Commission. He had initially filed an RDA, but at the <br /> Commission's direction, refiled as a Notice of Intent to address concerns about roof runoff. The <br /> project proposed replacing the existing rear deck with a sunroom within the exact same footprint. <br /> No vegetation or tree removal was required. The work would be performed mostly by hand, with <br /> limited use of a mini excavator. The lot is preexisting and nonconforming, but the project would <br /> reduce lot coverage from 16.5% to 15.8%. To mitigate roof runoff, two 50-gallon dry wells in <br /> oversized stone pits were proposed, one on each side of the sunroom. <br /> • Commissioners asked clarifying questions about the location of the dry wells. Mr. Cannadier <br /> confirmed that one would be placed under the patio,requiring temporary removal and resetting of <br /> pavers. The pavers are interlocking and permeable, set in stone dust. There would be no surface <br /> grate, but access could be gained by lifting the pavers if maintenance were needed. Space <br /> limitations on the lot left few alternatives for placement. <br /> • Mr. Kent reported that an abutter had raised concern during his site visit,though the issue was civil <br /> and outside the Commission's jurisdiction. The abutter simply requested that property corners be <br /> staked before construction due to the close proximity of neighboring lots and a shared beach area. <br /> No formal objection was filed, and the Commission agreed the request was reasonable. <br /> Commissioners also confirmed that the lawn standard under Regulation 31 would apply,governing <br /> nitrogen fertilization. <br /> MOTION: To close and issue an Order of Conditions for 9 Tuspaquin <br /> Road, including the requirements to stake property corners before <br /> construction and comply with Regulation 31. <br /> Motion by: Richard Sahl Seconded by: Sandi Godfrey <br /> Vote: Motion passed by unanimous vote. <br /> (Steven Cook, Sandi Godfrey, Paul Colombo, Richard Sahl) <br />
