Town of Mashpee <br /> 16 Great Neck Road North <br /> r� g Mashpee, MA 02649 <br /> MEETING MINUTES <br /> ZONING BOARD OF APPEALS <br /> WEDNESDAY, OCTOBER 8, 2025 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, October 8, 2025, at <br /> 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck Road North. Chairman, <br /> Ronald Bonvie, Board Members Jonathan D. Furbush, Scott Goldstein, and Associate Members, <br /> Robert Caggiano and Michael Morizio were present. Building Commissioner, David Morris was <br /> also present. <br /> Chairman Bonvie opened the meeting at 6:00 pm and announced that the hearings were being <br /> televised live on Mashpee TV. He will take comments after each hearing. <br /> CONTINUED HEARINGS <br /> 9 Tuspaguin Road: Owners, Mario and Gina Recupero request a Written Finding under §174- <br /> 17 of the Zoning Bylaws to construct a sunroom addition in place of an existing rear deck to a pre- <br /> existing nonconforming structure on property located in an R-3 Zoning District, Map 72,Parcel 8, <br /> Mashpee, MA. (Continued from September 10, 2025 hearings at the request of the Applicant). <br /> Sitting on this hearing are the following; Chairman Ron Bonvie,Board Members, Scott Goldstein, <br /> Jonathan Furbush, and Associate Members, Robert Caggiano, and Michael Morizio. <br /> Mike Cannata, Cannata Building&Remodeling represented the homeowners requesting a Written <br /> Finding to reconstruct a 15 ft. x 21 ft. deck by replacing it in kind with a sunroom addition in the <br /> rear of the pre-existing nonconforming dwelling. The hearing was continued to afford the applicant <br /> to receive approval from the Conservation Commission. The reconstruction will not disturb any <br /> vegetation. The existing deck is situated on sono tubes, and the reconstruction will also be set on <br /> sono tubes. Any storm water runoff will be contained into two 50-gallon NDS dry wells, and are <br /> shown on the revised engineering site plan. The lot coverage is decreasing slightly is depicted on <br /> the revised site plan. <br /> The Board of Health comments were read into the record; "No issues. House is in Zone II and must <br /> remain 2 bedroom. " <br /> 1 <br />
