Town of Mashpee Conservation Commission <br /> 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> • The existing cultivated bed is roughly 230 sq. ft., but only a portion will be disturbed. <br /> • Relocated plantings will be placed along the top of the coastal bank on the opposite side of the <br /> property, currently lawn area. <br /> • This relocation will reduce existing lawn by at least 120 sq. ft., likely more. <br /> • Mr. Arias noted that, due to delays in obtaining CAD files, Ms. Wilkinson could not prepare a final <br /> planting plan in time for the meeting. A full, updated mitigation plan can be submitted within days. <br /> • He suggested the Commission may want to use this amendment to extend native mitigation plantings <br /> across the entire coastal bank, including the portion near the existing sea stairs that was not part of the <br /> original restoration plan. <br /> Clarifications <br /> • Mr. McManus agreed to review Cooperative Extension planting lists and recommend hardy coastal <br /> shrubs suitable for the relocated cultivated area (examples: beach plum, other salt-tolerant species). <br /> • Pool dimensions: The reconfiguration results in—85 sq. ft. net reduction in pool area depending on how <br /> the existing spa is counted. <br /> • Patio adjustments: <br /> o A plan note references a"proposed patio,"but Mr. Arias confirmed this is simply an extension <br /> of the existing bluestone impervious patio to meet the new pool edge. <br /> o The ornamental plantings around that patio (except for the stairway to the beach) will be <br /> replaced with native vegetation. <br /> • Pool drawdown water: <br /> o Mr. McManus recommended a condition requiring pump truck/tanker truck removal for any <br /> pool draining, with no discharge onsite. <br /> • The Commission agreed that all revisions should be incorporated into the updated mitigation and <br /> planting plan to be reviewed by staff. <br /> Conditions of Approval <br /> • Applicant must submit a revised mitigation and planting plan reflecting: <br /> o relocation of cultivated areas, <br /> o native species recommendations provided by staff, <br /> o adjustments to coastal bank restoration. <br /> • Staff is authorized to review, consult on, and approve the final plan. <br /> • All pool drawdown must be removed via pump truck/tanker truck(no onsite discharge). <br /> • Updated plan set must clearly reflect all revisions, including planting plan changes. <br /> MOTION: For amended Order of Conditions for 27 Ocean Bluff Drive with <br /> the following conditions: <br /> 1. Staff review and approval of revised planting plan using coastal species; <br /> 2.
