Proposed reconfiguration of pool and <br /> Hardscape footprint with mitigation. (Representative: Lionstone Design & Construction) <br /> (legacy Reg 25) 43- <br /> 3362 <br /> The amended Order of Conditions request for 27 Ocean Bluff Drive, where an active Order already exists for <br /> extensive mitigation planting and site restoration. Lionstone's Andrew Arias and landscape designer Jennifer <br /> Wilkinson appeared on behalf of the applicants. <br /> Mr. Arias explained that, while remediation and restoration work is underway—with silt fence and straw <br /> wattles already installed—the homeowners wish to revise the design of their existing pool. The current free- <br /> form pool is irregularly shaped and makes it difficult to install an automatic safety cover. Because the owners <br /> have two young children, safety is a major concern. The proposed design would replace the existing pool with <br /> a rectangular 35' x 18'pool, reducing the surface area slightly from the current—38-39 foot length and—20- <br /> foot width. <br /> The revised pool footprint will extend into an existing cultivated ornamental planting bed, which consists of <br /> non-native species. The plan proposes to relocate this cultivated area to the opposite side of the yard and <br /> restore the area around the new pool edge with native coastal plantings, consistent with the property's existing <br /> mitigation requirements. <br /> Cultivated Area Relocation & Mitigation Expansion <br /> 17 <br />
