Town of Mashpee Conservation Commission <br /> 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> Sahl asked a clarifying question about the layout, confirming that the house is accessed via a shared driveway, <br /> with one dwelling off to the left and this house at the upper end. Mr. Sahl recalled that, during original <br /> construction, there had been a slider and walkout on the side of the basement, consistent with how it appears <br /> now, though he acknowledged the need to confirm what the approved plan actually showed. <br /> Mr. McManus and Mr. McGrath agreed to meet at 10:00 a.m. the next morning at Town Hall (in the basement <br /> near the Building Department) to review the official plan set and discuss whether any additional site review is <br /> warranted. <br /> MOTION: To continue COC for 155 Old Barnstable Road to December 11, 2025. <br /> Motion by: Sandi Godfrey Seconded bv: Richard Sahl <br /> Vote: Motion passed by unanimous vote. <br /> (Steven Cook, Paul Colombo, Sandi Godfrey, Richard Sahl) <br /> COC 6 Jehu Pond Road, Robert & Martha Johnson. Proposed construction of home additions, <br /> swimming pool,patios, hardscaping, landscaping, and mitigation. (Representative: <br /> BSS Design, Inc.) 43- <br /> 2967 <br /> Mr. McManus reported that the site had been re-inspected and that the completed work now conforms to the <br /> approved plans. He reminded the Commission that this property had previously appeared before them with a <br /> COC request that failed inspection because there was a gap in the mitigation plantingsa portion of the <br /> mitigation area that had not been fully planted. That deficiency has since been corrected, and the mitigation <br /> area is now planted as required. Because the mitigation was incomplete at the time of the earlier COC request, <br /> the mitigation monitoring "clock" was reset, and monitoring will need to continue beyond issuance of the <br /> Certificate. Mr. McManus recommended adding an ongoing condition to the COC specifying that mitigation <br /> monitoring must continue in accordance with the original schedule even after the Certificate is recorded. He <br /> clarified that this would not be a perpetual condition but would remain in force only for the remainder of the <br /> monitoring period. <br /> MOTION: To accept COC for 6 Jehu Pond Road with ongoing mitigation <br /> monitoring. <br /> Motion by: Richard Sahl Seconded by: Sandi Godfrey <br /> Vote: Motion passed by unanimous vote. <br /> (Steven Cook, Paul Colombo, Sandi Godfrey, Richard Sahl) <br /> COC 25 Tide Run, Patrick& Nissa Knight. (Representative: Cape & Islands, Engineering, Inc.) 43- <br /> 3162 <br /> Mr. McManus explained that the original Notice of Intent covered both reconstruction of the house and <br /> upgrades to the existing dock, along with associated mitigation plantings. Under that approval, the former <br /> house was demolished and replaced with a new dwelling, and the dock was improved with"see-through" <br /> 20 <br />
