MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> NOVEMBER 12, 2025 <br /> Mr. Bonvie asked for a motion to accept the Zoning Enforcement Officer's withdrawal of his <br /> notice of violation decision, and that the applicant also agrees to withdraw the appeal. <br /> Mr. Reidy, so moved. Mr. Blaisdell second. All were in favor. <br /> 9 Mutiny Way: Owner, Scott D. Wolfe requests a Written Finding under §174-17 and §174-33 <br /> of the Zoning Bylaws to allow for construction of a 24 ft.by 28 ft. attached garage to a pre-existing <br /> nonconforming structure on property located in an R-3 Zoning District, Map 90, Parcel 27, <br /> Mashpee, MA. <br /> Sitting on this hearing are the three regular Board members, and Associate Members, Mr. Reidy <br /> and Mr. Morizio. <br /> Mr.Wolfe presented his request for a Written Finding to construct an attached garage. This hearing <br /> was continued and re-advertised because the lot is slightly within the wetlands. Also, the Board <br /> requested drainage calculations to be depicted on the site plan, and stamped by a civil engineer. <br /> Mr. Wolfe provided a revised site plan with the dry well notes and details of the dry well system <br /> that will be installed on his lot. He also provided a letter dated November 4, 2025 from Mr. Shawn <br /> MacInnes, P.E. stamped and signed that indicates the required calculation of the proposed roof <br /> runoff. <br /> The Board found that the applicant complied with their request. <br /> Mr. Reidy made a motion that the Board issue a Written Finding for 9 Mutiny Way with the <br /> following conditions: <br /> l. The Board has determined that the applicant meets all the conditions of a Written Finding <br /> under Mass General Law 40A Section 6. <br /> 2. Plot Plan— 9 Mutiny Way, Prepared by: Canal Land Surveying and Permitting Inc., Date: <br /> May 30, 2025, Scale = 1"=20'. Stamped and signed by: Richard Hood,Professional Land <br /> Surveyor, No.: 35031. <br /> 3. A letter dated November 4, 2025 submitted by MacInnes Consulting, Inc. Stamped and <br /> signed by Shawn MacInnes, P.E. License 441328. <br /> 4. Building Plans: Garage Addition, 9 Mutiny Way, Al-4: Left, Front, and Rear Elevations, <br /> A3-4: Foundation Plan, A34: First Floor, Second Floor, and Basement Floor Framing, <br /> Prepared by: Graven Architectural Design, Date: 4/13/25. <br /> 5. Conditioned on all Town Department comments read into the record including but not <br /> limited to the Board of Health and Conservation Department comments. <br /> 3 <br />
