MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> NOVEMBER 12, 2025 <br /> Mr. Bonvie asked for comments from the audience. <br /> The abutter from 9 Nancy Lane addressed the Board and has concerns with the noise. Mr. Fish, at <br /> 13 Nancy Lane spoke of his concerns with the noise, and wanted the Board to review the old site <br /> plan regarding the fencing and trees that were planted. <br /> Mr. Bonvie stated to the abutters that the application is referencing the boat storage, not any other <br /> requests. He recommended that the abutters attend the next meeting. <br /> Mr. Reidy questioned the petition as noted in the public hearing notice. The application that was <br /> submitted requested"15-20 boats to be stored inside and outside". <br /> Mr. Bonvie had concerns with the request and suggested that the applicant will need to amend his <br /> request. <br /> Mr. Morris agreed with the Board regarding a establishing a fire lane around the building. He also <br /> mentioned that Mr. Fish is requesting an 8 ft. fence as opposed to a 6 ft. fence which was the <br /> original agreement and was signed by both Attorneys. Mr. Morris said that the 6 ft. fence is ready <br /> to be installed, and Mr. Fish is not allowing this to happen. Also, this application does not require <br /> a Plan Review. <br /> Mr. Bonvie asked the applicant if he would like to continue the petition. Mr. Hynds requested a <br /> continuance until Wednesday, January 14, 2025. <br /> Mr. Bonvie asked for a motion to accept the continuance. Mr. Furbush, so moved. Mr. Blaisdell, <br /> second. All were in favor to accept the continuance. <br /> 2 Bayview Road: Owners, Peter and Rachel Vande Rydt request a Special Permit under §174- <br /> 17.1 of the Zoning Bylaws to raze and replace an existing single-family residential structure and <br /> replace it with a new single-family residential structure on property located in an R-3 Zoning <br /> District, Map 119, Parcel 31, Mashpee, MA. <br /> Sitting on this hearing are the three regular Board members, and Associate Members, Mr. <br /> Ganzenmuller and Mr. Reidy. <br /> Attorney Christopher Kirrane represented the homeowners requesting a Special Permit to raze and <br /> replace their single family dwelling. This lot is not within 50 ft. of the wetlands or flood zone. A <br /> small portion of the lot is within 150 ft. of the coastal bank and required an application with the <br /> Conservation Department and was approved. <br /> 5 <br />
