(cont. 8.7 / 8.21 /9.4 / 10.9) (legacy Reg 25) 43- <br /> 3354 <br /> Counsel Adam Brodzky introduced the team and noted the matter has been continued multiple times (Aug. <br /> 7, Aug. 21, Sept. 4, Oct. 9) to allow peer review and submission of revised materials. Since the last hearing, the <br /> applicant submitted a revised site plan, revised architectural plans, an updated construction <br /> methodology/narrative, and a letter addressing floodplain/building code compliance, including additional flood <br /> protection details (skirting and added flood vents). <br /> The applicant presented the peer review prepared by coastal processes/hazards specialist Brian <br /> McCormack(dated Nov. 24, 2025), which evaluated surface water flow and the potential for <br /> erosion/channelization between the proposed structure and neighboring structures. The report concluded that <br /> increased erosion was unlikely due to the project, citing minimal expected flow velocity from coastal flooding <br /> and essentially zero modeled flow between structures during rainfall, consistent with prior information <br /> submitted to the Commission. <br /> Surveyor Tom Bunker(BSS Design) reviewed limited site plan revisions. The plan now shows the <br /> neighboring septic system at 30 Wilson's Grove, which required drainage revisions to maintain required <br /> separation between leaching components.
