MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> DECEMBER 10, 2025 <br /> Mr. Bonvie asked for a motion to close the public hearing. Mr. Reidy so moved. <br /> Mr. Caggiano second. All were in favor. <br /> Mr. Reidy made a motion that the Board issue a Written Finding for 55 Redwood <br /> Circle with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a <br /> Written Finding under Mass General Law 40A Section 6. <br /> 2. Plot Plan - Proposed Additions at 55 Redwood Circle, prepared for Edward <br /> and Rudite Pilpel, Scale: 1" =20', Date June 5, 2025, Prepared by BSS <br /> Design. Stamped and signed by Thomas Bunker, No.: 32653. <br /> 3. Building Drawings: Pilpel Residence, 55 Redwood Circle, A-1: First and <br /> Second Floor Plan, A-2: Lower-Level Plan, Prepared by: Richard Kenyon, <br /> Architect. Revisions: October 2, 2024, November 26, 2025. <br /> 4. Conditioned on all Town Department comments read in the record <br /> including but not limited to the Board of Health and Conservation <br /> Department comments. <br /> S. Any changes to the plans will require the applicant to return to this Board. <br /> 6. Conditioned that the applicant seeks and obtains the Planning <br /> Department review in reference to the Tree Bylaw Chapter 175 of the Town <br /> Bylaws prior to the application of a building permit. <br /> 7. The Board finds under §174-17 and §174-33 that the proposed project as <br /> submitted is not substantially more detrimental to the neighborhood than <br /> the existing conditions and that there is adequate land area on the subject <br /> lot to provide sufficient parking, and there are no new nonconformities <br /> being created. <br /> Mr. Furbush, second, yes <br /> Mr. Caggiano, yes, <br /> Mr. Morizio, yes, <br /> Mr. Reidy, yes, <br /> Mr. Bonvie, yes. <br /> All were in favor of a Written Finding. <br /> 3 <br />
