This was a new
development with an athletic center and tennis/pickleball courts. Mr. Galanis agreed there is
not one sidewalk, but there is no room for them at this point.
Mr. Tobin reminded that the Board could enforce it here with these last 5 units, or compromise
by adding more lighting to Garden Drive.
The foot traffic on Garden Drive is heavy in the summer months, people walk dogs and the
athletic center has people coming and going. Nick Galanis noted the electrician will be out
there this week to replace some lighting that was out.
Mr. Tobin added that raises the point of the HOA and this subdivision, at the last hearing, it
was asked what would be done about the HOA.
Ms. Waygan asked about the list of waivers that were being sought in the application.
8-1 No sidewalks
8-0 No streetlights, relying on individual lamps on units.
7A9 Min. separation of roadway is 125 ft., but 95 ft. proposed
Mr. Tobin commented at a minimum, he would like to see the area better lit, whether that's
better lighting around this subdivision now, or adding more lighting on Garden Drive.
Mr. Milbury reiterated Mr. Galanis' comment about fixing lighting and changing bulbs, but
adding another 5 homes, with another 10 cars, even the parking lot itself will get more use. He
would like to see better lighting up high, independent of these five units, additionally, in the
parking lot.
Mr. Galanis is unsure about street lighting with neighbors who live close to the streetlight,
having it shine constantly may be bothersome.
Ms. Waygan referenced the comments submitted about people speeding, safety concerns for
kids playing, darkness, safety concern for bikers, and lack of sidewalks. In addition, there was
a comment about a lack of sufficient parking in general, and speed bumps on Cross Road,
which is different to this area of Garden Drive. It was stated there are two permanent speed
bumps on Garden Drive
7
