Town of Mashpee Conservation Commission
16 Great Neck Road North
Mashpee, MA 02649
following a public process. Some commissioners were uncomfortable approving a five-bedroom system without
prior Board of Health approval, while others supported moving the project forward with conditions, recognizing
that the project could not proceed unless all outside approvals were obtained.
Commissioners generally agreed that:
• The house siting, mitigation, erosion control, and stormwater design represented a significant
improvement over existing conditions; and
• Environmental impacts were reduced by moving development farther from the coastal bank and
increasing native vegetation.
MOTION: To close an issue at 64 Triton Way with the following conditions:
1. A three-year mitigation monitoring contract; and
2. A requirement that if a Chapter 108 waiver for a five-bedroom septic
system is not granted, the applicant must return to the Commission with an
amended Order of Conditions revising the project to a four-bedroom septic
system. (Subject to future Board of Health action and potential amendment
depending on the final septic approval.)
Motion by: Richard Sahl Seconded bv: Sandi Godfrey
Vote: Motion passed by 3-2 vote.
Aye: Steven Cook, Seana Pitt Richard Sahl
Nay: Paul Colombo, Sandi Godfrey
----------------------------------------------------------------------
NOI 21 Uncatena Road. Proposed upgrade to the septic system with no increase to flow.
(Representative: Cape & Islands Engineering, Inc.) 43-
3383
Project Overview (21 Uncatena Road)
The applicant proposed a septic system upgrade at 21 Uncatena Road with no increase in flow. The new system
is designed for a three-bedroom dwelling (330 gallons per day) and replaces an existing, outdated system
believed to be a leaching pit. The project was presented as a maximum feasible compliance filing, as the entire
property lies within the 75-foot coastal buffer.
Proposed Septic Design (21 Uncatena Road)
• The proposed system includes:
• A MicroFAST I/A (Innovative/Alternative) nitrogen-reducing septic system;
• A pump chamber and I/A septic tank located behind the house;
• A soil absorption system (SAS) consisting of three 500-gallon chambers set in a stone field at
the front of the house; and
• An impervious barrier between the SAS and the dwelling.
• The existing leaching pit will be located, pumped dry, excavated, and removed in accordance
with Title 5 requirements. All new components will be installed within defined work limits to
minimize disturbance to surrounding resource areas.
13
