Town of Mashpee Conservation Commission
16 Great Neck Road North
Mashpee, MA 02649
Construction Controls and Site Restoration (21 Uncatena Road)
• Prior to construction, the Order of Conditions and DP number will be posted on site. Limits of work will
be clearly established, and construction activities will be staged to minimize impacts. Following
installation:
• Disturbed areas will be graded and stabilized using an approved grass seed mix;
• No materials will be stored outside the approved work limits; and
• The project will not increase impervious area or expand the developed footprint.
Regulatory and Environmental Considerations (21 Uncatena Road)
• The project meets Title 5 separation requirements, with approximately 7.6 feet of separation to
groundwater. Although some system components are located within the coastal bank buffer, the
Commission agreed that replacing a suspected leaching pit with a modern I/A nitrogen-removing system
represents a significant environmental improvement.
• Maintenance of the FAST system will be handled through a required recorded maintenance contract,
overseen by the Board of Health, which received the filing concurrently.
Commission Discussion (21 Uncatena Road)
• Commissioners expressed support for the project as a clear environmental upgrade. Additional
discussion focused on:
• Ensuring the FAST system maintenance contract is properly recorded;
• Requiring lawn restoration to comply with Chapter 31 grass and fertilizer regulations; and
• Addressing existing debris and stored materials observed near the wetland edge, including planters,
tarps, bins, and woody debris.
MOTION: To close an issue with 21 Uncatena Road with the following conditions:
1. A pre-construction site visit by staff to ensure removal of debris between erosion controls and
the wetland;
2. Restoration of disturbed lawn areas using Chapter 31—compliant grass seed and fertilizer
standards; and
3. Compliance with all Board of Health requirements for installation and maintenance of the I/A
septic system.
Motion by: Richard Sahl Seconded by: Sandi Godfrey
Vote: Motion passed by unanimous vote.
(Steven Cook, Paul Colombo, Sandi Godfrey, Seana Pitt, Richard Sahl)
14
