Town of Mashpee Conservation Commission
16 Great Neck Road North
Mashpee, MA 02649
NOI 64 Uncle Percys Road. Proposed septic system upgrade.
(Representative: Down Cape Engineering, Inc.) 43-
3386
Project Overview (64 Uncle Percys Road)
The applicant proposed a straightforward septic system upgrade at 64 Uncle Percys Road. The property is
located within a flood zone only and does not involve other wetland resource areas. The existing small dwelling
(approximately 24' x 36') will retain its current use, with no increase in bedrooms or flow.
Proposed Septic System (64 Uncle Percys Road)
The project includes installation of a MicroFAST I/A septic system designed for a two-bedroom home (220
gallons per day). The leaching area is sized at the minimum required 330 gallons per day, consistent with Zone
II requirements.
All septic components are designed as an H-20 system, with elevated and flood-resistant construction so that
system components will not float or fail in the event of future flooding or sea level rise. The bottom of the
system meets separation requirements, with more than five feet above adjusted groundwater elevation.
Nitrogen and Technical Review (64 Uncle Percys Road)
Nitrogen calculations were submitted on the day of the meeting and reviewed by the Commission. The system
showed a nitrogen concentration of approximately 35 mg/L, which commissioners noted was higher than typical
I/A reductions but still represented an improvement over existing conditions. The Commission acknowledged
the limitations of reviewing a replacement system with no increase in flow.
Additional Site Considerations (64 Uncle Percys Road)
One existing tree (maple) is proposed to be removed as part of the installation. Commissioners requested
mitigation for the tree removal. The applicant agreed to replace the tree, with final location and species to be
coordinated with staff.
A small shed located over the leaching area will be temporarily moved and returned after installation.
Commissioners confirmed it would be placed on blocks with no foundation and did not raise concerns.
MOTION: To close an issue with 64 Uncle Percys Road with the following
conditions:
1. Replacement of one tree to mitigate for the tree removed, with details to be
coordinated with Conservation staff.
Motion by: Richard Sahl Seconded by: Sandi Godfrey
Vote: Motion passed by unanimous vote.
(Steven Cook, Paul Colombo, Sandi Godfrey, Seana Pitt, Richard Sahl)
15
