Town of Mashpee Conservation Commission <br /> 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> Commissioners raised concerns about potential worst-case scenarios in which the new house is completed and <br /> occupied before sewer service becomes available,resulting in continued use of the existing Title 5 system. <br /> Questions were asked about cumulative impacts under Regulation 24 and consistency with nitrogen-reduction <br /> standards applied to other projects. Staff and the applicant noted that any such scenario would require <br /> Commission discretion at that time and could involve additional filings, amended Orders of Conditions, or <br /> enforcement if necessary. <br /> The Commission discussed mechanisms to ensure oversight, including conditions requiring notification to staff <br /> regarding construction timelines, coordination with the Sewer Department and Board of Health, and potential <br /> future filings related to septic abandonment once sewer hookup occurs. <br /> Drainage and Site Details (367 Mashpee Neck Road) <br /> The revised plan includes a proposed catch basin at the southeasterly corner of the driveway to improve <br /> stormwater management, an improvement over existing conditions. Commissioners requested that the plan be <br /> revised to clearly depict the catch basin type and confirm that grading directs runoff appropriately to that <br /> structure. <br /> MOTION: Motion to close an issue at 367 Mashpee Neck Road with the following conditions: <br /> 1. A three-year mitigation/monitoring requirement. <br /> 2. Post-construction reporting to staff detailing sewer hookup status or projected sewer <br /> connection timeline,including confirmation of coordination with the Sewer Department and <br /> Board of Health. <br /> 3. Plan revisions to show the future sewer connection location and provide clear depiction of <br /> drainage improvements at the base of the driveway. <br /> 4. The top <br /> of the inland bank generally follows this fence line. Off-site resource areas include an active cranberry bog and <br /> perennial stream whose 200-foot riverfront area extends slightly onto the property. Flood zones are located off- <br /> site within the cranberry bogs and do not affect the subject parcel. <br /> 6 <br />
