Town of Mashpee Conservation Commission <br /> 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> The applicant formally requested a continuance to allow time to revise the proposal and explore whether adjustments could <br /> be made to render the project more acceptable to the Commission. <br /> After discussion of scheduling and submission deadlines,the hearing was continued to March 5th. <br /> MOTION: To continue 17 & 23 Alma Road to March 5, 2026. <br /> Motion by: Richard Sahl Seconded by: Sandi Godfrey <br /> Discussion: During discussion of the continuance, a Commissioner stated that <br /> the formal waiver request submitted to date does not sufficiently <br /> demonstrate a compelling need as required under the bylaw. The <br /> Commissioner emphasized that waiver requests must include a <br /> clear and convincing narrative addressing all required criteria, <br /> particularly the compelling need standard. It was further stated <br /> that, in order to reconsider the proposal favorably, the <br /> Commission would need to see a significant reduction in <br /> disturbance and alteration within the vernal pool buffer zones.The <br /> Commissioner noted that Regulation 23 is specifically intended to <br /> protect vernal pool habitat and that any future proposal should <br /> more directly address those performance standards. It was confirmed that the hearing had <br /> previously been opened on January 22 and discussed with the applicant's <br /> representative. A Commissioner expressed hope that the revised mitigation plan would <br /> be complete prior to the next hearing and requested that materials be distributed to <br /> Commissioners as early as possible to allow for review and input. The intent is to avoid <br /> repeated continuances and ensure that the submission is substantially complete before <br /> the next meeting.
