Proposed deck and stairway replacement <br /> at rear/northern portion of existing family home. (Representative: Environmental Consulting & <br /> Restoration LLC) 43- <br /> 3401 <br /> Cameron Larson of Environmental Consulting & Restoration presented a Notice of Intent to replace an existing <br /> rear deck and stairway at 36 Wilson's Grove. The deck will be reconstructed in the same footprint(approximately <br /> 192 square feet) with no expansion. Work will be performed by hand, and existing footings will be reused if <br /> feasible or replaced in kind. The property lies within Land Subject to Coastal Storm Flowage and buffer zones to <br /> a coastal dune. Commissioners discussed flood risk and coastal resilience considerations. <br /> The Commission requested plan revisions and additional details, including confirmation of deck dimensions and <br /> elevation, updated 75- and 150-foot buffers, identification of materials beneath the deck(to remain permeable), <br /> and submission of framing and foundation details, with consideration of helical piles or similar resilient supports. <br /> Staff advised that these items may be incorporated as conditions of approval and that Conservation sign-off on the <br /> building permit will not occur until revised plans are submitted and accepted. The applicant agreed to provide the <br /> requested revisions. <br /> MOTION: To close the hearing for 36 Wilson's Grove and issue an Order of Conditions with <br /> the following conditions: <br /> • Submission of a revised plan showing the correct 75-foot and 150-foot buffer zones; <br /> • Notation of the deck dimensions on the plan; <br /> •Inclusion of the deck elevation relative to existing grade and flood zone; <br /> • Submission of a framing plan and foundation detail for the deck; <br /> • Use of helical piles (or equivalent resilient foundation system) for deck support; <br /> • Clarification that the area beneath the deck shall remain permeable and identification of <br /> the material to be maintained under the deck. <br /> It was further stated that Conservation sign-off on the building permit shall not <br /> occur until the revised plans and required details are submitted to and approved <br /> by staff. <br /> Motion by: Richard Sahl Seconded bv: Sandi Godfrey <br /> Vote: Motion passed by unanimous vote. <br /> (Steve Cook,Paul Colombo, Sandi Godfrey, Seana Pitt,Richard Sahl) <br /> NOI 25 Elliot Road,William F. & Marylou H. Proposed <br /> Addition to a second floor to an existing house and upgrade of the septic system. <br /> (Representative: BSS Design Land Surveying &Planning) 43- <br /> 3400 <br /> om Bunson of BSS Design presented a Notice of Intent for 25 Elliot Road on behalf of the Sullivan Family Trust. <br /> The proposal includes a second-floor addition with no increase in bedrooms, installation of a new advanced <br /> treatment septic system,replacement of the paved driveway with crushed stone, and coastal bank restoration. The <br /> only new building coverage is a small inland-facing porch; all other work remains within the existing footprint. <br /> The property lies within buffer zones to Coastal Bank, Coastal Beach, and Land Subject to Coastal Storm <br /> Flowage. The existing septic system location is uncertain and will be located and properly abandoned as part of <br /> the upgrade. <br /> 8 <br />
