Town of Mashpee Conservation Commission
16 Great Neck Road North
Mashpee, MA 02649
Approximately 1,440 square feet of beach grass plantings are proposed along the coastal bank, with minimal net
increase in coverage. Lawn reduction was discussed, as the site would remain above the Commission's 10% lawn
standard.
Commissioners raised concerns regarding septic nitrogen performance and Zone 11 compliance, cesspool
abandonment, potential foundation disturbance, coastal bank restoration details and erosion controls, and
additional lawn reduction.
MOTION: To continue 25 Elliot Road March 19, 2026.
Motion by: Sandi Godfrey Seconded by: Richard Sahl
Vote: Motion passed by unanimous vote.
(Paul Colombo, Sandi Godfrey, Seana Pitt, Richard Sahl)
MOTION: To take a two-minute recess.
Motion by: Richard Sahl Seconded bv: Sandi Godfrey
Vote: Motion passed by unanimous vote.
(Paul Colombo, Sandi Godfrey, Seana Pitt, Richard Sahl)
MOTION: To resume the public hearing.
Motion by: Sandi Godfrey Seconded by: Richard Sahl
Vote: Motion passed by unanimous vote.
(Paul Colombo, Sandi Godfrey, Seana Pitt, Richard Sahl)
NOI 34 Quaker Run Road, Stephen C. & Kathryn K. Kyros c/o Bayridge Realty LLC. Proposed
project to construct a detached garage as well as create a vista pruning corridor.
(Representative: Baxter Nye Engineering and Surveying) 43-
3402
Matthew Ready of Back Engineering & Surveying presented a Notice of Intent for a detached two-car garage
(approximately 824 square feet) with storage above and a vista pruning corridor at 34 Quaker Run Road. The
garage is sited about 100 feet from the Coastal Bank, outside the 75-foot buffer. An existing small garage will be
removed, the driveway reconfigured, roof runoff directed to a drywell, and portions of brick walkway replaced
with bluestone. No plumbing is proposed, and no waivers are requested.
Approximately 621 square feet of mitigation is required, with two mitigation areas totaling about 625 square feet
near the Coastal Bank, including removal of a fire pit.
Discussion focused on a detailed planting plan, coordination of mitigation with the vista corridor using low-
growing species, ensuring proper sheet flow from the bluestone walkway, and confirmation that the existing shed
will remain. The applicant agreed to revise the plan accordingly.
9
