<br />Mashpee Economic Development and Industrial Corporation (EDIC) <br />Minutes – January 27, 2026 <br />6:00 PM <br />Location: Zoom <br />Present: <br />Pamela McCarthy (Chair), Patrice Pimental, Stephanie Viva <br />Absent: <br />Mike Richardson, Denise Dutson, Robyn Simmons (Treasurer) <br />Guest: <br />Lauren Audette, Mashpee Enterprise <br />1. Call Meeting to Order <br />Chair Pamela McCarthy called the meeting to order at 6:00 PM. Quorum was established. <br />2. Approval of Minutes <br />Votes to Approve the minutes of September and October Meetings <br />3. Community Kitchen / Food Hub Discussion <br />Stephanie Viva provided an update on efforts to establish a community kitchen and food <br />hub to support small food businesses, farmers market vendors, and food access <br />organizations. <br /> <br />Discussion included a recent site visit to the former Triple M building near Route 130. The <br />approximately 1,400-square-foot space is located in a light industrial zone, which Town <br />Planner Brian Tobin indicated is well suited for the proposed use. Preliminary <br />conversations have occurred with the Health Department, and additional guidance is <br />pending from the Zoning Board regarding required infrastructure and overall feasibility. <br /> <br />The property owner has offered use of the space rent-free until the project becomes <br />operational, allowing the concept to be evaluated prior to long-term financial commitments. <br />Estimated build-out costs were noted at approximately $250,000. <br /> <br />The Committee discussed the Mashpee Improvement Fund (501c3) as the most appropriate <br />managing entity to oversee the project and coordinate partnerships. Potential beneficiaries <br />include local food banks, farmers markets, food rescue organizations, health agencies, and <br />small food entrepreneurs. The project was discussed as a potential food business incubator, <br />aligning with EDIC’s mission to support early-stage businesses and economic development. <br /> <br />
