MASHPEE ZONING BOARD OF APEALS <br /> Meeting Minutes <br /> February 11, 2026 <br /> The Board wanted to condition the number of boats to be stored. Mr. Schmaltz <br /> commented that there are currently 12 boats, and he does not want to clutter <br /> the area for safety reasons. <br /> The Board wants to confirm the number of actual parking spaces there are on <br /> that lot to make a determination. <br /> Mr. Morizio stated that the customer parking should not interfere with the fire <br /> lane. <br /> Mr. Reidy stated that the conditions will be relative to no lithium battery storage <br /> allowed on site, no washing of boats, and to determine the amount of boats <br /> allowed to be stored that do not interfere with the amount of customer and <br /> employee parking, and not within the fire lane/turning radius. <br /> Mr. Blaisdell said that the parking spaces should be clearly depicted on the plan. <br /> The applicants were asking if the size of the boats was an issue for storage. Mr. <br /> Bonvie did not see an issue, but to be determined when the plan is revised and <br /> that it does not interfere with the fire department's turning radius. <br /> There were no more comments from the Board or audience. <br /> Mr. Reidy made a motion that at the request of the applicants this petition be <br /> continued until February 25, 2026. Mr. Morizio second. All were in favor. <br /> 0 Gunters Lane: Petitioner, Marc Drainville, with GHD, Inc. on behalf of <br /> Wastewater Management requests a Modification to the Special Permit (SP-87- <br /> 05-053) under §174-31 of the Zoning Bylaws, registry Book 6259, Page 140. <br /> Proposal is for a subsurface wastewater treatment system and treated water <br /> leaching area; the total disturbed area is proposed to be less than seven (7) acres, <br /> within the cluster subdivision (Pimlico Heights Subdivision Plan Book 448, Pages <br /> 4-10) on property located in the R-5 Zoning District, Map 2, Parcel 170, Mashpee, <br /> MA "(Owner of Record: Town of Mashpee)" <br /> Sitting on this hearing are the four regular Board members and Mr. Reidy. <br /> Attorney Jonathan Eichman represented the Town of Mashpee and the <br /> application to modify the Special Permit that created the cluster subdivision <br /> known as Pimlico Heights. Also present was Marc Drainville, Engineer with GHD <br /> to oversee the project. <br /> 5 <br />
