The Board finds under §174-17.1 and §174-33 that the proposed project <br /> as submitted is not substantially more detrimental to the neighborhood <br /> than the existing conditions prior to removal of the existing structure, and <br /> that there is adequate land area on the subject lot to provide sufficient <br /> parking, and there are no new nonconformities being created. <br /> Mr. Blaisdell second, yes, <br /> Mr. Furbush, yes, <br /> Mr. Reidy, yes, <br /> Mr. Morizio, yes, <br /> Ms. Sangeleer, yes <br /> All were in favor to issue a Special Permit. <br /> 71-B Echo Road: Petitioners, Patrick Hehir and Charlie Schmalz, with a <br /> business named Sand 8v Reef, requests a Modification to an existing Special <br /> Permit (SP-2015-13), to allow for a boat sales office only on property located in <br /> an I-1 Zoning District, Map 19, Parcel 3-5, Mashpee, MA (Owner of Record: <br /> DECH, LLC, Pamela M. Gangemi, Trustee). <br /> Mr. Charlie Schmaltz and Dekel with Sand & Reef presented their request to <br /> occupy the rear portion of the existing commercial building located at 71 Echo <br /> Road. The purpose and use will be to provide office space and function as a sales <br /> office to accommodate their customers and employees. <br /> The Board was informed that there are currently boats being stored on the lot. <br /> Mr. Schmaltz mentioned that he will be leasing the existing space and will only <br /> provide storage of 10-20 boats of his existing customers. There will be no boat <br /> washing at this location. He mentioned that his business also occupies the <br /> building at 61 Echo Road. <br /> Mr. Bonvie discussed the issues associated with lithium-ion batteries and they <br /> cause fire hazards. He also wanted to confirm the current use of the building <br /> and property, and that the Fire Chief and Catherine were aware of the proposal. <br /> Mr. Schmaltz does not want to store these batteries onsite, and there will be no <br /> storage over the allowed amount of gasoline or other flammable fluids. <br /> A comment was received by the Deputy Fire Chief and issued to the Board <br /> regarding the allowed storage of gasoline, etc. <br /> Mr. Reidy asked the applicant if he would accept a condition that no storage of <br /> lithium-ion batteries. Mr. Schmaltz said he will accept that. <br /> 4 <br />
