There were a number of important themes such as <br /> protecting the environment, nitrogen & phosphorous output, land restrictions for conservation <br /> and open space, and finally preserving, maintaining, and promoting Cape Cod aesthetics for <br /> construction town-wide. <br /> Goals <br /> -LU3 Balance development with protecting open space by enforcing innovative ways for <br /> development to promote open space, recreation, conservation, and agriculture. Ms. Waygan <br /> would like to weave wastewater infrastructure into LU3. Where it says promote open space <br /> and recreation, add `and clean water' to capture the stormwater and wastewater. <br /> -LU4 add open space after wastewater treatment. <br /> -LU7 add partner with local landowners to encourage development that aligns with town values <br /> like protecting our environment, promoting open space, and preserving Cape Cod aesthetics. <br /> At times the goal of small-town feel was at odds with the goal to urbanize Mashpee. That's <br /> when you bring it to the goals and actions. <br /> Something to note, a lot of these projects we are seeing lately were already approved. That is <br /> something to keep in mind, however, with CH.40B the challenge is with the developer having <br /> leverage until we reach safe harbor with 10%. <br /> Mr. Milbury commented there were funds for a study, and that entrance into the 40B off Rt. 28 <br /> and Jobs Fishing Road is a short distance from that intersection, there will be a lot of moving <br /> pieces in that area. <br /> Mr. Tobin noted it falls under Ch.40B so there is not much to be done to force their hand. It is <br /> commercially zoned and allowable to residents. <br /> Ms. Wagan commented we can control our zoning, and have asked to change, and the town <br /> says no. The group that proposed the zoning withdrew. How do we preserve our small-town <br /> feel? We approve zoning that preserves that. It can be done through CPC funds. We don't <br /> want to sponsor a development that will pollute water or add to traffic. The Town can use those <br /> 4 <br />
