of TMs s,s
z.
Aannin Board
16 Great Neck Road NOYth
wlashpee, Aassachusetts 02649
funds to acquire land to preserve it. Mashpee Commons owns 180 acres, currently 50 acres
are developed. Their Comprehensive Permit dates back to 2007, in a comprehensive permit
standpoint, that is not bad. It equates to 10 units per acre.
Mr. Tobin added the majority of their density is near the commercial side, the modeled out
remaining 280 units are spread out on the large parcel behind Jobs Fishing Road, these are
town houses with a single family home feel. The architecture is nice; it is walkable to the
Senior Center and Public Library. If it was a DRI the roads would have been improved upon
more. There was a Mass Works grant for that road.
He also noted the 40B on Jobs Fishing Rd also abuts Rt. 151, so there is potential for a pass
through. We are interested in passing bylaws specifically related to traffic management.
Ms. Waygan would like to add `investigate zoning tools to manage traffic congestion based on
anticipated comprehensive town wide independent traffic study' as an action item.
Mr. Tobin noted a developer may want to partner with the town to do a more proactive layout
with the land, that is mutually beneficial.
Ms. Waygan commented this has been before the Board twice, both times with Public
Comment, and working alongside the Commission, they withdrew both times. Nice site design
would keep value. We have always had an open door for them. We even had a list of 27
questions that we never heard back about.
Mr. Tobin noted one reason for partnering is because they could just sell the land to the
highest bidder. That could result in a Hyannis scenario. The walkability component gives it a
charming feel.
Mr. Milbury would like some long range planning, everything seems to be happening quickly all
at once.
Policies
-LU1 `Promote the attributes that make Mashpee unique, including, among others, its small-
town feel, its substantial open space, its Cape Cod aesthetics, noteworthy ecology, and its
coastal charm.'
-LU12 `Obtain safe harbor via affordable housing that promotes livable communities
incorporating open space (For example through recreation, agriculture, and conservation)'
(Repeat LU12 in the housing section).
-LU6 Ensure that any new growth does not exceed Town's capacity to provide high quality
drinking water and/or treat wastewater, including meet TMDLs.
5
