MEETING MINUTES <br /> MASHPEE ZONING BOARD OF APEALS <br /> MARCH 25, 2026 <br /> Mr. Bonvie said when he reached out the Attorney General's office, they stated that <br /> these letters are not required to be posted on the website. If there was a letter <br /> missing on the website, technically, it was not required on the website. <br /> Mr. Reidy moved to grant the Town's request for a modification of the Pimlico <br /> Heights Cluster Subdivision Special Permit (SP-87-05-053), as that permit was <br /> previously modified by this Board's decision SP-2025-62, to remove from the <br /> required open space only the land depicted within the "Limit of Disturbance" on the <br /> site plan entitled: "ZBA Site Plan Figure 4, Town of Mashpee, Massachusetts, North <br /> Mashpee Wakeby Pond Regional Satellite Facility, Project No. 12668217," dated <br /> January 2026, prepared by GHD Inc. <br /> Ms. Sangeleer second. <br /> Discussion <br /> Mr. Bonvie mentioned that the motion should include the four (4) conditions given <br /> to the applicant. <br /> 1. Bollards placed in two locations (3+00 treatment plant drive and -0+25 <br /> treatment plant drive). <br /> 2. Lighting for driveway and building shall be dark-sky compliant. <br /> 3. Noise levels answered by the applicant are virtually nonexistent. <br /> 4. Hours of operations will be 7:00 am to 4:30 pm during the week; Saturdays <br /> and Sundays for emergencies purposes only. <br /> Mr. Bonvie asked for a vote. Mr. Morizio, in favor, Mr. Goldstein, in favor, Mr. <br /> Furbush, in favor, and Mr. Bonvie, in favor, Ms. Sangeleer, no. The motion carries <br /> 4-1 in favor of the project. <br /> 28 Wilsons Grove: Owners Haworth C. Neild, II and Kathleen A. Neild, Trustees of <br /> the Neild Family Trust request a Special Permit under §174-17.1 and §174-33 of <br /> the Zoning Bylaws to raze and replace an existing single-family residential structure <br /> with a new single-family structure on property located in the R3 and Popponesset <br /> Overlay Zoning Districts, Map 118, Parcel 80, Mashpee, MA. <br /> Sitting on this hearing is Mr. Bonvie, Ms. Sangeleer, Mr. Ganzenmuller, Mr. Reidy, <br /> and Mr. Morizio. <br /> Attorney Christopher Kirrane represented the Neild family who are requesting a raze <br /> and replace application on their property located at 28 Wilsons Grove. Also present <br /> was Mr. Neild, his son Jeff, Tom Bunker from BSS Engineering, and Archi-Tech <br /> Design. <br /> 9 <br />
