Proposed reconstruction of
existing deck, and redeveloped dock plan. (Representative: Wet Tech Land Design, Inc.)
(cont. 1.22 /2.05 /3.05) 43-
3389
The applicant presented revised plans for 399 Monomoscoy Road on behalf of Tranquility Developers, LLC,
for modifications to an existing dock structure. The proposal retained the existing dock while modifying the
float and addressing prior Commission concerns.
Updates included installation of stops on the stay piles to prevent the float from grounding, extension of the
stay piles to improve resilience during storm surge, and replacement of previously proposed access steps with
an extended ramp system to improve safety and reduce impacts within the velocity zone. The ramp was
proposed to be anchored on land using pressure-treated timbers, allowing water to pass through while
maintaining structural stability.
Additionally, the proposal introduced a designated public access pathway around the dock within the upland
portion of the property, with the owner offering to deed access rights and install signage to guide passage.
Commissioners discussed conditions related to recording the public access easement prior to construction,
updating the plan to reflect boat sizes, and confirming appropriate filing fees based on the revised project
scope. The Commission generally viewed the revisions as improvements that addressed prior concerns while
maintaining environmental and functional considerations.
7
