7 Town of Mashpee Conservation Commission
16 Great Neck Road North
Mashpee, MA 02649
w$XJI:YYF.µ'1
on whether the changes were appropriate under an amendment versus requiring a new Notice of Intent, as well as
questions regarding landscaping details, planting plans, and structural design.
In response to these concerns, the applicant requested a continuance to address comments, refine the proposal,
and provide additional information.
MOTION: To continue AOOC for 9 Santuit Lane to May 7, 2026.
Motion by: Sandi Godfrey Seconded by: Richard Sahl
Vote: Motion passed by unanimous vote.
(Steve Cook,Paul Colombo, Sandi Godfrey, Richard Sahl)
COC 61 Shoestring Bay Road, Southworth Mashpee Properties, LLC. Proposed building
Envelope. (Representative: 61 Shoestring Bay Road, LLC). 43-
3062
Mr. Kent explained that the original Order of Conditions, issued many years prior, had approved only a building
envelope for a single-family home. An amended Order of Conditions for the house construction was later denied,
after which the applicant filed a new Notice of Intent(NOI) for substantially the same project, which was
ultimately approved and constructed.
However, the original Order of Conditions had never been formally closed out, even though it had effectively
been superseded by the newer approved NOL As a result, the applicant was seeking a Certificate of Compliance
to formally close out that earlier permit.
The request was made in advance of a new upcoming NOI, scheduled for April 2, for a separate project on the
property (a boardwalk system), and closing out the old Order was necessary to clear the record.
Commission members acknowledged that:
• The original permit was outdated and no longer applicable;
• The site had since been developed under a separate, valid NOI;
• The administrative oversight(failure to close out the original Order) needed to be corrected.
The request was therefore understood as an administrative step to formally close out the prior Order of
Conditions so the applicant could proceed with the new filing.
MOTION: To approve a COC for 61 Shoestring Bay Road.
Motion by: Sandi Godfrey Seconded by: Richard Sahl
Vote: Motion passed by unanimous vote.
(Steve Cook, Paul Colombo, Sandi Godfrey, Richard Sahl)
NOI: Notice of Intent
AOOC: Amend Order of Conditions
EXT: Extension
RDA: Request for Determination of Applicability
COC: Certificate of Compliance
Public Comment:
No public comment.
11
