Mr. Mark Dibb from Cape & Islands
Engineering explains they will raze and build a new house. Moving it away from the
resource areas.

The property is in Phase 1 of the sewer project, expected in Spring 2028, and is currently
served by a cesspool. Construction and occupancy are planned for completion by year’s
end. The applicant requests temporary variances to allow continued cesspool use until
sewer connection in 2028, without requiring an I/A upgrade, along with relief for SAS-to-
slab and coastal bank setback requirements.

Agent Zackary Seabury explains the options to the board. They can deny the variance
from using the system and require the upgrade. If denied, Agent Seabury suggests
approving a variance for the 1000’ set back and installing a conventional Title 5 system.
The second option would be to have a tank put in before the cesspool making it a Title 5
compliant system and approve the 1000’ variance or approve all variances but require a
1
