MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> APRIL 8, 2026 <br /> Mr. Bonvie said that the other pools that were built in this neighborhood were <br /> not before the Zoning Board. Now that there is an application, the Board needs <br /> to know if there is a Special Permit, and what is the maximum allowed lot <br /> coverage, and if there is no Special Permit this would be considered under <br /> current zoning R-3 regulations which is 20%. <br /> Mr. Reidy said that the Board does not have anything that indicates the allowed <br /> lot coverage. <br /> Mr. Morris suggested that this hearing be continued so the Board receives the <br /> information they need from Willowbend ARC. <br /> Mr. Bonvie said that the master deed should state specific ownership of the land. <br /> The Board should request the rules and regulations of the master deed in the <br /> bylaw. <br /> Mr. Furbush stated that the applicant provides a copy of the Willowbend Special <br /> Permit, and if it depicts specific lot coverage. If it doesn't, than it is considered <br /> under R-3 Zoning which is 20% lot coverage. Also, to provide the Board the rules <br /> and regulations of the master deed in the bylaws. <br /> Mr. Green requested to continue the hearing until May 13, 2026. Mr. Furbush <br /> second. All were in favor. <br /> 25 Elliot Road: Owners, William F. Sullivan and Marylou H. Sullivan, Trustees <br /> request a Special Permit under §174-17.1 and §174-33 of the Zoning Bylaws to <br /> raze and existing single-family residential structure and replace it with a new <br /> single-family structure on the existing foundation on property located in the R- <br /> 3 Zoning District, and Popponesset Overlay District, Map 118, Parcel 119, <br /> Mashpee, MA. <br /> Attorney Christopher Kirrane presented the raze and replaced but the existing <br /> foundation will remain. The project consists of a second story addition. There is <br /> a slight expansion of the existing footprint to the front of the house where a <br /> covered porch will be built. The property is located in the Popponesset Overlay <br /> District. <br /> 6 <br />
