(Monopole in excess of 80ft. in height). <br /> Jessica Bardi is present on behalf of the applicant, Cellco Wireless, she respectfully asked the <br /> Board to refer this to the Cape Cod Commission for DRI review process. She is happy to take <br /> any questions. <br /> Chair Waygan referenced the application in this evening's packet along with the DRI form. The <br /> Commission will notify abutters within 300ft. and the newspaper, they usually hold one meeting <br /> in the host town, it will come back before this Board for review, and the Planning Department <br /> will notify abutters again for this local hearing. <br /> MOTION: <br /> Mr. Balzarini made a motion to refer Cellco Partnership d/b/a Verizon Wireless at <br /> 524 Great Neck Road North to the Cape Cod Commission for a DRI review. <br /> Seconded by Ms. Faulkner. All in favor. <br /> 6:50PM <br /> Applicant: Shellback Development LLC <br /> Location: 647 Falmouth Road / 9 Shellback Way, Mashpee Ma <br /> Request: Special Permit Application to construct a 13,229 +/- SF specialty retail <br /> grocery store on 3.97 +/- acres of undeveloped land pursuant to <br /> Sections 174-24(c) & 174-25E(1) & E(2) of the Mashpee Zoning <br /> Bylaw. <br /> On April 11, 2025, this was first posted in the newspaper and subsequently referred to the <br /> Cape Cod Commission for a DRI review. This has been through the Cape Cod Commission <br /> and is now appearing back before the Planning Board. <br /> Ms. Waygan read the Public Hearing notice into the record. <br /> Representing the applicant this evening is Attorney Christopher Kirrane, alongside the <br /> Developer, Mark Bogosian and Senior Project Engineer, Mark Dibb with Cape and Island <br /> Engineering. Mr. Kirrane continued that this will most likely continue one or more times, but <br /> this has been five years in the making and was referred to the Commission and underwent a <br /> rigorous review, and received DRI approval and is seeking a Special Permit under 174-24(c), <br /> 174-25E(1): retail merchant, and 174-25E(2): food and beverage eating place within a building. <br /> This is in C1 zoning with a lot area of 170,000s.f. and the site complies with all setbacks and <br /> bylaw requirements. It meets height requirements and parking is ample, the minimum number <br /> of spaces calls for 89, but they are planning for 138 on-site spaces. <br /> 2 <br />
