At most there are 20 people on site. They can work on up to 5 different <br /> sites at the same time. With only one paid person they can operate the rest with volunteers. <br /> From wall raising to getting the certificate of occupancy is roughly 10-12 months. They average <br /> 7-9 houses a year, with some overlap. So far with Habitat, there are 200 families, 600 <br /> individuals, with only one foreclosure in the history of Habitat. <br /> Every homeowner has a mentor. That person stays with them as their cheerleader to complete <br /> sweat equity hours and being there for that year during the build. They stay in touch with the <br /> homeowner for a year as they face new challenges. These homeowners learn skills that most <br /> of us don't get the opportunity to learn when they help build. It's also more than that, the <br /> community that is built, by seeing someone at the bank that helped build your home. <br /> There is not much turnover in these homes. Out of the 200, less than 10 have resold. There is <br /> some appreciation for the homeowner, but there is a cap. <br /> PUBLIC COMMENT <br /> Mike Perkins — He asked about the housing figure and the volunteering aspect. <br /> As materials are very expensive and the lumber is not donated, they do hire licensed <br /> contractors for all those required trades, that's why its so helpful to rely on the volunteers. That <br /> sale price is the number without the land, as it is donated. Not everything is donated from the <br /> same people. The number of homes in Brewster may not translate the same into Falmouth. <br /> They currently use IA systems that are reducing nitrogen, all Habitat homes are either on a <br /> shared system, sewer, or a treatment plant. <br /> Mr. Tutor would like to find out more about 40Y starter homes, it seems like a wonderful way to <br /> get more houses per acre, as a few acres could produce 14 new homes. <br /> ADJOURNMENT <br /> MOTION: <br /> Denise Geoffrion made a motion to adjourn the meeting of the Affordable Housing <br /> Committee meeting at 8:04PM.
