Town of Mashpee Conservation Commission
16 Great Neck Road North
Mashpee, MA 02649
Mr. Finara summarized revisions made in response to prior Commission comments, including a reduction in
lawn area, an increase in native plantings, the addition of dry wells for roof runoff, and clarification of site
details and utility locations. He stated that the proposed changes would reduce impervious coverage and
improve site conditions.
During Commission discussion, concerns were raised regarding nitrogen loading calculations, including
discrepancies in lawn area figures and that the projected nitrogen load exceeded recommended thresholds for
a Zone II wellhead protection area. Questions were also raised regarding groundwater elevations, septic
system placement, and potential impacts associated with future flooding conditions. The applicant's
representative responded that the septic system had been previously approved under a separate filing and that
the current proposal represented an overall improvement to the site.
Discussion also addressed the proposed patio materials, including whether pervious pavers could be used; the
applicant's representative stated that impervious pavers were preferred but noted that overall site coverage
would still be reduced. Support for the revisions made was expressed.
Additional discussion focused on lot coverage and applicable regulations. It was clarified that certain lawn
coverage requirements are not retroactive for previously developed lots, though conditions may be applied to
disturbed areas.
It was indicated that further reductions in lawn area and nitrogen loading would be necessary before the
proposal could be supported.
At the conclusion of discussion, Mr. Wall requested a continuance to provide additional information,
including updated nitrogen calculations. The Commission agreed to continue the hearing to a future meeting.
MOTION: To continue 31 Nick Trail.
Motion by: Sandi Godfrey Seconded bv: Not seconded
AMENDED MOTION: To continue 31 Nick Trail to May 7, 2026
Motion by: Sandi Godfrey Seconded bv: Richard Sahl
Vote: Motion passed by unanimous vote.
Sarah Thornbrugh, Paul Colombo, Sandi Godfrey, Richard Sahl
NOI 61 & 67 Shoestring Bay Road, 61 Shoestring Bay Road, LLC c/o Glenn Ferguson & Willowbend
Country Club Inc.
