Town of Mashpee Conservation Commission
16 Great Neck Road North
Mashpee, MA 02649
Commission members also raised concerns regarding the proposed house and patio location in relation to the
75-foot buffer zone and requested that the project be revised to move improvements farther from the
waterbody where possible. Additional requested information included erosion control locations, house plans,
groundwater elevations, septic system details, driveway material specifications, foundation and basement
details, dewatering information, and clarification regarding jurisdictional limits associated with portions of the
driveway and septic system. Questions were also raised regarding expansion of lawn areas, compliance with
nitrogen regulations related to lawn expansion, and the adequacy of proposed mitigation plantings and
stormwater structures. Discussion further addressed proposed drainage improvements, including catch basins
and dry wells, with Commissioners requesting groundwater elevation information and additional detail
regarding whether the proposed stormwater systems would function properly given site slopes and
groundwater conditions. Representatives stated that revisions under consideration included removal of
approximately 550 square feet of existing pavement within jurisdictional areas in an effort to reduce or
eliminate the need for mitigation plantings.
Following discussion, the applicant requested a continuance to June 25, 2026, in order to submit revised plans
and additional technical information responsive to Commission comments.
MOTION: To continue 45 Hooppole Road to June 25, 2026.
Motion by: Sandi Godfrey Seconded bv: Seana Pitt
Vote: Motion passed unanimously by roll call vote.
Steve Cook, Paul Colombo, Sandi Godfrey, Seana Pitt
NOI 61 Shoestring Bay Road, 61 Shoestring Bay Rd, LLC, c/o Glenn Ferguson.
Proposed establishment of a view corridor to include removing or pruning select trees and
replacing native understory plantings and creating a footpath.
(Representative: Crawford Land Management) (cont. 4.2 /4.23) 43-
3411
The Commission continued review of a Notice of Intent filed by 61 Shoe String Bay Road LLC, Cary Glenn Ferguson,
for establishment of a view corridor involving selective tree removal and pruning, replacement native understory
plantings, and creation of a footpath at 61 Shoe String Bay Road(DEP File No. 43-3411). Jen Crawford of Crawford
Land Management stated that, following discussion at the previous hearing, the plans had been revised to retain the oak-
tree that had been the subject of debate. It was further stated that the previously proposed replacement witch hazel
planting had been removed from the plan because the oak tree would remain. Ms. Crawford stated that no other
revisions had been requested. Commission members indicated they were satisfied with the revisions. A question was
raised regarding whether the proposed vista work conflicted with a separate boardwalk application associated with the
property. It was clarified that the applications were separate Notices of Intent and that votes on each application would
also remain separate. It was further stated that the boardwalk application had requested a continuance pending resolution
of the vista application so that any resulting decisions could be incorporated into the boardwalk plans.
MOTION: To close an issue for 61 Shoestring Bay Road.
Discussion: During discussion, confirmation was provided that all trees proposed for removal or
pruning had been marked in the field. It was further stated that a site visit would occur
prior to commencement of any work to confirm conditions, which was described as
standard procedure.
Motion bv: Sandi Godfrey Seconded bv: Seana Pitt
Vote: Motion carried unanimously by roll call vote.
Steve Cook,Paul Colombo, Sandi Godfrey, Seana Pitt
7
