of TMs s,s <br /> z. <br /> Aannin Board <br /> c� <br /> 16 Great Neck Road North <br /> .wlashpee, -Massachusetts 02649 <br /> Location: 0 Rock Landing Road, Mashpee, MA <br /> Assessors Map 116, Parcel 74B <br /> Request: To add land area to lots #1950-1954 (the house lots) by removing <br /> land from parcel 1956 that consists of 48,650s.f. and is the parcel <br /> west of the lots #1950-1954 and east of Great Oak Road. <br /> Dave Crispin with BSC Group is here to discuss a miscommunication with the length of houses. <br /> The easiest solution was to add an extra 10ft. to the lots. They created an ANR plan, that inputs <br /> a 10x50ft. rectangle on each building and removes from the larger unrestricted lot. Open space <br /> on this subdivision was done through an agreement for judgement, it is just a parcel, not <br /> restricted. <br /> Ms. Waygan asked if this was making the lots deeper by 20ft. <br /> Mr. Crispin commented it adds 1,300sf. to each lot. <br /> Mr. Tobin stated this Board recently voted to these lots and Topspin Way through a definitive <br /> subdivision plan. On this ANR plan, you can see where the boundary initially ended for the lots <br /> in the subdivision, and the lot extended rectangular shape. <br /> Mr. Balzarini asked about the vegetative buffer. Had this been proposed at the definitive <br /> subdivision they could condition the plan to say they wanted a vegetative buffer. All those trees <br /> were cleared. <br /> Mr. Milbury also noted the mass devastation, its barren. <br /> Mr. Tobin spoke with the applicant, Nick Galanis, and expressed disappointment, and <br /> requested a condition to create a vegetative buffer. Mr. Galanis said he would leave the trees <br /> there. From a legal perspective there's not much we can do. From a community engagement <br /> perspective, that's not how the Planning Department wants things handled. We expected a tree <br /> buffer. <br /> Mr. Crispin noted that was proposed to be cleared all along. <br /> Mr. Milbury confirmed if that was the intent he would not have been in favor. <br /> Mr. Crispin said the sewer line was in front of the houses, conflicting with water lines. <br /> Mr. Tobin stated respectfully, there is no way that is true with the newly proposed boundary <br /> going up to the border, with no trees on the far end of this subdivision. <br /> 19 <br />
