The Board finds under §174-17 and §174-33 that the proposed project as <br />submitted is not substantially more detrimental to the neighborhood, and that <br />there is adequate land area on the subject lot to provide sufficient parking, and <br />there are no new nonconformities being created. <br /> <br />Ms. Sangeleer second. All were in favor. <br /> <br />14 Strawberry Lane: Owner, Cynthia O’Neil requests a Special Permit under §174- <br />17.1 of the Zoning Bylaws to raze and replace an existing single-family structure <br />with a new building code compliant single-family structure and attached garage and <br />screened-in porch on property located in the R-3 and Popponesset Overlay Zoning <br />Districts, Map 112, Parcel 100, Mashpee, MA. <br /> <br />Sitting on this hearing are the four regular Board members and Mr. Reidy?? <br /> <br />Mr. Brian Foley, Project Manager with Clancy Construction, presented the Special <br />Permit application. Mr. Foley said there are three pre-existing nonconformities and <br />will be making them conform. He said the height is one nonconformity. The size of <br />the lot is 8,000 sq. ft., the existing front setback is currently 23.5 ft., and the <br />proposed front setback will 28.2 ft. The rear setback is currently 25.9 ft., and will <br />decrease to 15.3 ft. The northeast is currently 18.3 ft. and will become 17.6 ft., the <br />southwest is currently 26.1 ft. to 20 ft. The lot coverage will be 21.1% and is under <br />the 25%. The application included the drainage calculations by Cape and Islands <br />Engineering. <br /> <br />Mr. Morizio read an abutter letter from 10 Strawberry Lane into the record and have <br />no issues with the project. He also read the Conservation Department comments <br />into the record; “Not within wetlands jurisdiction”. <br /> <br />7 <br /> <br /> <br />
